These Terms and Conditions apply to all bookings made for Katie’s Cottage Bellaghy self-catering accommodation. By making a booking, you confirm that you have read, understood, and agree to comply with these Terms and Conditions in full.
- Booking Requirements
- A minimum notice of 3 days is required for all bookings.
- Minimum Stay:
- Autumn/Winter: A minimum stay of 2 nights is required.
- Spring/Summer: A minimum stay of 3 nights is required.
- Guest Information
- Prior to arrival, all guests must provide their full names, home addresses, and nationalities, along with an estimated time of arrival.
- Only guests listed at the time of booking are permitted to stay. Subletting or transferring the booking to others is prohibited without prior written permission.
- Check-In and Check-Out
- Check-In: From 3:00 pm on the day of arrival.
- Check-Out: By 12:00 midday on the day of departure.
- Late check-out requests may be accommodated at management discretion and may incur an additional fee.
- Damage Deposit
- A refundable damage deposit of £200 is required upon arrival, payable in cash.
- This deposit will be returned following a satisfactory inspection of the property at check-out.
- Guests are responsible for any damages to the property, furnishings, or equipment beyond normal wear and tear. If damages exceed the deposit, the guest will be billed for the additional costs.
- Accidental Breakages or Damage
- Guests are expected to inform the property owner immediately of any accidental breakages or damage occurring during their stay.
- Any damage caused, whether accidental or due to negligence, will be assessed, and guests may be charged for repair or replacement costs if deemed necessary.
- Guest Conduct and Policies
- Pets: Pets are not permitted on the property, except for registered guide dogs, which must be confirmed in advance of arrival.
- Waste Disposal: All food waste, recycling, and landfill waste must be removed by guests and disposed of in designated bins.
- Fireplace and Stove Use: No paper, logs, or coal may be used in any fireplaces or stove. This is a strict fire safety requirement, and violation may result in a penalty.
- No Smoking or Vaping: Smoking and vaping are strictly prohibited within the property. Violation may incur additional cleaning fees.
- Cleaning: The property must be left in a clean and tidy condition upon departure, including the removal of all rubbish and the proper use of recycling facilities. Additional cleaning charges may be applied if the property is not left in an acceptable state.
- Quiet Hours: To ensure comfort for all guests and neighbours, quiet hours are observed between 11:00 pm and 8:00 am.
- Behaviour: Any unacceptable, aggressive, or disruptive behaviour will result in the immediate termination of the stay without refund.
- Parking
- Free parking is available on-site, and no booking for parking is required.
- The property owner is not responsible for any loss or damage to guest vehicles or their contents while parked at the property. Guests are advised to secure their vehicles and take appropriate precautions.
- Internet and Wi-Fi Usage
- Internet access is provided for recreational use only. Any illegal activity, excessive bandwidth use, or actions that could harm the network are prohibited.
- Guests are responsible for the appropriate use of internet access, including refraining from activities that may contravene local laws or disrupt services.
- Occupancy Limits
- The property is limited to the maximum number of guests specified in the booking confirmation.
- Over-occupancy is strictly prohibited and may result in immediate termination of the booking without refund.
- Property Care and Maintenance
- Guests must maintain the property and its furnishings in good condition and are liable for any damage beyond normal wear and tear.
- Appliances, utilities, and amenities are provided as-is. In the event of maintenance issues, the property owner will make reasonable efforts to address them promptly but cannot guarantee immediate resolution.
- No-Show Policy
- In the event that guests fail to arrive on the scheduled check-in date without prior notice, the full amount of the booking will be charged, and the reservation will be considered cancelled.
- Moving Your Booking
- Guests wishing to change their booking dates must notify the property owner at least 5 days in advance of arrival.
- Date changes are subject to availability and may incur additional charges if the new dates fall under a higher rate or season.
- Third-Party Booking Platforms
- Guests booking through Online Travel Agencies (OTAs), such as Booking.com, Airbnb, or others, are bound by the terms and conditions of the respective platform. Any cancellations, refunds, or amendments must be processed according to the platform's policies.
- Sustainability Practices
- We kindly ask guests to support our sustainability efforts by:
- Reusing Towels: Please consider reusing towels where possible to reduce water and energy consumption.
- Recycling: Use the recycling bins provided and separate recyclables from general waste to minimise landfill.
- Energy Conservation: Turn off lights, heaters, and appliances when not in use. Please do not leave items on standby.
- Water Use: Avoid excessive water usage and report any leaks or water issues promptly.
- Fire Safety
- Smoke alarms, fire extinguishers, and fire blankets are provided in the property. Guests must familiarise themselves with their locations and usage.
- Open flames, including candles, are prohibited.
- Health and Safety
- Guests must act responsibly to maintain their safety and the safety of others. Any accidents or hazards should be reported immediately to the property owner.
- Data Protection
- Any personal data provided by guests will be processed in accordance with applicable data protection laws. Personal data will only be used for managing the booking and will not be shared with third parties unless legally required.
- Management of Complaints
- If guests experience any issues during their stay, they must notify the property owner immediately to allow for a prompt resolution.
- Complaints received after the stay has concluded will be reviewed but may not be actionable if the issue was not reported during the stay.
- Right to Refuse Bookings
- The property owner reserves the right to refuse bookings at their discretion, including in cases where the terms and conditions have previously been breached by the guest.
- No Commercial Photography or Filming
- Guests are prohibited from using the property for commercial photography or filming without prior written consent.
- Liability
- The property owner is not liable for any loss, theft, or damage to guests' personal belongings during their stay. Guests are responsible for securing their own valuables.
- The property owner is not liable for injuries or accidents that occur due to guest negligence or misuse of the property.
- Non-Availability: In the rare event that the property becomes unavailable due to unforeseen circumstances (e.g., essential maintenance or safety issues), the owner reserves the right to cancel the booking. In such cases, any booking fees paid will be fully refunded, but the owner shall not be liable for any further claims or compensation.
- Management of Lost Property
- Any items left behind by guests will be retained for up to 30 days. Guests must contact the property owner to arrange collection or postage at their own expense.
- Termination of Stay
- The property owner reserves the right to terminate the stay if guests breach these Terms and Conditions, particularly in cases of property misuse, damage, disturbance, or unacceptable behaviour. In such cases, no refund will be provided.
- Cancellation and Refunds
- Guests may cancel their booking free of charge up to 5 days prior to the date of arrival. Cancellations made within 5 days of arrival will be charged the full amount of the booking.
